The houses are at Elmhurst Farm, which is on the Hereford Road, Leigh Sinton,
in a small development with its own access drive off the main road

Directions:

Starting in Leigh Sinton, head along the Hereford Road, towards Hereford and away from Worcester. The site is on the left, in the area in front of Elmhurst Farm. It is immediately after the speed control camera, which enforces the 30 mph limit.

Structure

Plots 1 and 2 are full masonry construction, that is an inner skin of insulating aircrete block, a wide cavity fully-filled with insulation, and an external brick face. Plot 3, the 4-bedroom detached house, has an inner skin of modern timber frame construction, with the outer skin being the same brick as the other houses on the development.

The brick is a tumbled mellow orange/red, set off with a dark red tiled roof.

Windows are argon-filled, double-glazed set in timber frames.

Energy efficiency:

The combination of lightweight insulating blocks and plenty of cavity insulation provides an energy-efficient construction. The whole building is extremely well-insulated, with a suspended ground floor using polystyrene insulation up to 315 mm (over one foot) thick supported on concrete beams and covered with a reinforced concrete screed. Walls and roof are all well insulated, with, for example, 400 mm of insulation in the roof. Windows are double-glazed and argon-filled and are set in timber window frames.

Gas central heating uses a high-efficiency combi gas boiler. As well as supplying hot water for the heating, the combi boiler heats water as and when the hot water tap is turned on, avoiding the need to program the heating of a large tank of water hot; hot water comes when you want it.

The central heating system is fitted with a programmer/timer as well as thermostatic radiator valves, and, for added energy efficiency, is divided into 2 circuits and the target temperature can be set independently for each circuit.

All lights use low energy bulbs.

The benefit of high energy efficiency is, of course, lower heating bills.

Ventilation:

As the homes are built extremely air tight, with virtually no heat lost to air leaks, we provide constant background ventilation. A very efficient, low-power fan operates all the time, gently bringing in fresh air and removing stale air. This helps ensure good air quality.

Extraction is boosted in bathroom, shower rooms and the WC when the light is switched on, and there is a manual boost in the kitchen (spring-loaded and on a timer, so the boost does not stay on unnecessarily).

The properties will have NHBC 10 year Build Mark Warranty.

In addition, a telephone line is fitted, but the occupier is responsible for paying for the line connection.
